When it comes to maintaining your home, a new roof is one of the biggest-ticket purchases you have to make. While that can be intimidating, experts agree that getting the job done right boils down to a two-part process.


First, explore colors and styles by driving around your neighborhood to see how homes similar to yours look with different shingle colors and shapes. For a foolproof color scheme, pick a roof that incorporates a shade and/tone on the house.


This way you have an idea of what you want once you find a contractor you would like to complete this project for you.


Most manufacturers have options in all the basic color families: browns and reds, blues and greens, grays and blacks, and golds and beiges. Then, as with any remodeling job, work with a top-notch contractor.

Overlay vs Tear Off

Although these two types of roofs may look the same from the exterior, they are in fact very different.


As the descriptions suggest, Overlay means to install your new roof as a second layer on top of your existing roof. Meanwhile, Tear Off requires that you tear off your existing roof (typically down to the decking/plywood), then installing your new roof in place of your old roof.


Most building codes allow for two layers of asphalt shingles on a house, so stripping off everything down to the plywood sheathing may not be your only choice. Nailing new shingles over existing ones is less expensive and faster, requiring less labor, but it also means you lose the chance to assess the sheathing for signs of water damage. If your roof is in good shape but has some damage to one side from a downed tree or has lost shingles in a wind storm, an overlay is worth considering.


The Tear Off method is more expensive because of the additional labor to remove the old roof, peeling off the old roof down to the decking/plywood , as well as any extra materials. Many homeowners prefer this route even when the roof is just a single layer, which allows to find the source of any water damage easier, potentially upgrade the flashing, and assure that the new materials lay flatter.


* Please keep in mind that the Overlay method is only possible if you have a traditional (asphalt) shingle roof or flat roof. It is not possible to install an overlay roof on top of tile (concrete or clay), nor standing seam (metal) roof.


Types of Roof Materials

Clay/Concrete Tile Roof

Tile roofing comes in a variety of textures and colors to fit any style of home. Not only are tiles heat and rain-resistant, but they can be an eco-friendly option as some tiles are made from recycled clay, while most are made from concrete. This material's versatility and durability make it a popular choice for Florida homeowners.


Tile roofs provide a classic, even rustic look to your home. This may be important to homeowners who prioritize appearance in regards to maintaining a certain style or theme of their home design.


These types of tiles come in two main types (concrete or clay), both of which look quite similar. Clay tiles are much more expensive, and have more of a smoother appearance.


Although tile roofs look amazing, they do have some drawbacks. This is a very old type of technology. Concrete or clay tiles are very brittle and can very easily be fractured or broken from impact debris during a storm (or even a golf ball!). Also, concrete and clay tiles do not actually provide ANY water protection, this type of roof relies on the underlayment to protect your home from rain water. Further, clay or concrete tiles typically fade in the sun (so difficult to match in the event of repair), and altogether become discontinued within about 5-6 years from installation.


Clay and concrete tiles are also the absolute heaviest type of roof you can install on your home. If your home doesn't already have these types of tiles installed, it will likely require an architectural approval in order to submit the building permit, which would assure that your home can handle the weight of installing these types of tiles on your home.


Altogether, tile roofs are a unique choice, but do come with their drawbacks. Our Project Manager will be happy to review all of this with you.

Types of Metal Roofing

Standing Seam (metal) Roof

Standing seam metal roofing is a concealed fastener roofing system that features vertical or trapezoidal legs with flat space in between. This standing seam roof system from MBCI is one of the most durable and weather-tight roof systems available in the industry. Its concealed fastener design ensures that the fasteners are not exposed to the elements which could cause them to fail over time. These panels are attached to the roof deck with clamps, free of any holes from nails or other fasteners which could allow moisture to seep through.

Traditional Shingles

The most common type of residential roofing is shingle roofs. This type of roofing is composed of thick but lightweight tabs that layer on top of each other. These tabs come in a wide variety of colors and textures, making them a great option for homeowners desiring a unique look.


Despite the affordable price tag, shingles still hold up well in Florida weather, especially when the proper type of shingles are used. We prefer to use shingles with Kevlar nailing strips, which increase the wind rating and make for a much stronger roof.


Notably, shingles are not ideal for certain types of roofs. Most manufacturers specify at least a 4:12 roof pitch for installing them, meaning for every foot the rafters extend out from the ridge beam, they drop down 4 inches.

We always protect the decking with a water shield first, pulling it onto the fascia and rake boards, and cover it with trim. We expose only 4 inches of the shingle and drive in six (ringed) nails for better performance in high winds and rain. On slopes less than 4:12, we use EPDM rubber roofing instead, which protects against wind-driven rain much better.New Paragraph
